How a unit earns
its place on the list

A lower price can hide a problem. Every entry clears four tests before it reaches you.

  • Under what buyers paidMeasured against closed sales for similar units, not the seller's earlier asking price.
  • A buyer after youEnough recent sales and rentals in the project to show you could sell or lease it later.
  • A location that lastsTransport, planned infrastructure and remaining lease are weighed, so the price isn't covering a weakness.
  • Not already everywhereIf the same unit is on every portal at the same price, it stays off this list.

Frequently asked questions

What counts as "undervalued" here?
A unit priced at least $300–$500 psf below the median for its region, or at least 5% less than what comparable units nearby have recently sold for, based on URA caveats. You'll see the exact gap and the sales it was measured against for every unit on the full list.
Why aren't these units advertised openly?
Many come from sellers who would rather sell quietly, or from developers moving particular units such as drop-outs or promotional releases. Posting them publicly would work against what the seller wants.
Is the list free?
Yes, for genuine buyers and homeowners. We may hold it back if it looks like it's being collected by other agents.
